Buildings require many systems to bring it alive, including MEP (mechanical, electrical and plumbing), lighting, telecommunications, heating and ventilation, smoke ventilation, sprinklers, fire alarm and rainwater systems.

In buildings of any occupancy, a number of claims arise in association with these vital systems. Manufacturing and construction defects, including latent defects that arise years after construction have been completed, can be incredibly costly and are often difficult to investigate, along with other failures.
